Bollywood superstar Shah Rukh Khan’s iconic bungalow ‘Mannat’ in Mumbai’s Bandstand area is under investigation for alleged violations of Coastal Regulation Zone (CRZ) rules. Officials from the Mumbai Municipal Corporation (BMC) and the Forest Department jointly conducted an inspection on Friday following a formal complaint regarding illegal construction activity during ongoing renovation work.
‘Mannat’, a designated heritage structure, is attached to a multi-storey building known as the Annex. It is this annex that is currently undergoing renovation. Reports suggest that two additional floors are being added to the structure.
Currently, the Khan family is residing at a nearby location during the renovation. During the inspection, the staff informed officials that all relevant legal permissions will be submitted shortly. Shah Rukh Khan’s manager, Pooja Dadlani, stated, “The work is being carried out in accordance with the rules. Although no official notice has been received, we will fully cooperate with the investigation.”
It has been claimed that permissions from the Maharashtra Coastal Zone Management Authority (MCZMA) were obtained for the construction. However, a Forest Department official confirmed that a complaint had been received and the department has completed a preliminary inspection, with a report to be submitted soon.
The inspection involved officials from the BMC’s Construction and Factories Department and Building Proposals Department of the H-West Ward. BMC clarified its limited involvement, stating, “Our role was only to assist in the inspection process.”
The complaint was lodged by social activist Santosh Daundkar, while former IPS officer and lawyer Y. P. Singh made serious allegations, claiming that a seven-storey annex was constructed behind the original heritage bungalow ‘Villa Vienna’ back in 2005. Singh alleged that permissions were obtained in the name of 12 separate flats to circumvent legal obstacles, which were later merged into a single luxury residence.
As the investigation unfolds, the spotlight is once again on high-profile real estate developments in Mumbai and the scrutiny of heritage and coastal regulation norms.
